CLASSIFICATION OF THE FACTORS THAT decisive A DETERMINING INFLUENCE ON THE PERFORMANCE INDICATORS of ORGANIZATIONAL and TECHNOLOGICAL decisionS OF THE CONSTRUCTION OF HIGH-RISE MULTIfunctional COMPLEXES

 

The analysis of literary sources and projects of construction of high-rise multifunctional complexes has allowed to establish that the main driving factors that probably influence the duration of works and cost of construction products are as follows: functional purpose of the building, building height, structural system and the applied building materials and products, the shape of the building, the energy efficiency class of the building, structural volume and total area of the building. In addition, the process of constructing a new large object, which is a high-rise multifunctional complex, depends on the characteristics of the existing development of the area and complexity of the project [1, 2, 4]. The main factors determining the specific features of construction of high-rise multifunctional complexes and should be considered in the design, can be classified as follows:

-        socio-functional factors that determine the parameters of the internal space of high-rise buildings: socio-demographic conditions (population health and the level of its performance, fertility and strength of family relations, the structure of the non-working time and its share of irrational expenses on housework, shape and degree of development of leisure, the skill level of workers and social activity of young people, teenagers, pensioners), which defines the form of residential and non-residential premises, based on the characteristics of the lifestyles of certain social groups – students, working and retired, and the size of such premises, on the basis of household characteristics and lifestyles of certain age groups – children, seniors; national-ethnographic terms (ethnic processes, the traditional patterns of life of the people, family, individual, mindset) that influence the design of residential and non-residential premises, the building and its aesthetic organization;

-        architectural and artistic factors influencing the external space objects and characterize the environment: climatic conditions (climate: temperature and humidity conditions, wind conditions, insolation, natural illumination, seasonal differences in weather; terrain: topography and vegetation; geotechnical conditions: type of soil, presence of groundwater, the degree broadcoast, etc.); urban conditions (location and size of the land plot; conditions of visual perception of a separate building or complex; morphological features of surrounding buildings (geometry plans, number of storeys, density of development); architectural features of surrounding buildings; the functional structure of the surrounding buildings); socio-cultural context (architectural and building traditions, socio-economic requirements);

-        engineering and design factors that are critical in the formation material of the membrane buildings and is directly attributable to the construction process: structural systems, methods of construction of buildings, engineering equipment of buildings, building materials [3].

Systematized and classified factors can be further used to study the relationships and regularities emerging in the process of resource management in the design and implementation of projects of construction of high-rise multifunctional complexes in conditions of compacted land.
